The North Kohala Market Snapshot for Q4 2025 is for the beautiful area at the northern tip of the Big Island. North Kohala is a region of sweeping beauty and rich character. It’s anchored by the charming towns of Hawi and Kapa’au. Hawi, known as the bicycle turnaround for the annual Ironman World Championship, offers a lively downtown with boutiques, eateries, and the beloved Bamboo Restaurant.

Just a few miles east, Kapa’au has its own inviting collection of shops and cafés, along with the historic King Kamehameha I Statue. South along the coast, the landscape transitions into the exclusive gated communities of Kohala Ranch, Kohala by the Sea, and Kohala Waterfront.
North Kohala blends pastoral open land with a wide variety of homes—from quaint plantation cottages to expansive estates with sweeping ocean vistas. The southern end, highlighted by Kohala Ranch, offers luxury residences on large lots as well as acreage parcels for custom homes. Nearly every property here boasts panoramic ocean views, the defining hallmark of this exceptional community.
The North Kohala Market Snapshot for Q4 presents a distinctly different profile from the resort corridors along the Kohala Coast, defined by larger parcels, limited inventory, and a quieter ownership environment.
As of March 1st, there are 24 single-family homes currently offered for sale, with an additional 11 properties in escrow. The land market remains a meaningful component of North Kohala, with 53 parcels available and 4 currently in escrow. There is no condominium segment in this market, which continues to set it apart from nearby resort communities.
At the upper end of the market, the highest-priced home is listed at $7,500,000, located at 55-194 Uli Road in Hawi. The land segment reaches even higher, with a 63-acre parcel at 59-3010 Kailani Place in Kohala Kai offered at $28,000,000. At the more accessible end of the spectrum, the lowest-priced home is listed at $759,999 at 55-545 Hawi Road in Hawi, while the lowest-priced land offering is a 3.07-acre parcel on Kanaloa Drive in Kohala Ranch at $259,000.
Looking at recent activity, during the fourth quarter, from October 1st through December 31st, there were 10 single-family home sales and 4 land sales recorded in North Kohala. The highest-priced home sale occurred at 59-380 Olomana Road in Kohala Ranch, which was listed at $2,685,000 and closed at $3,625,000. In the land segment, the highest sale was a 10.02-acre parcel at 56-2871 Puakea Bay Drive in Puakea Bay Ranch, which sold at its full asking price of $460,000.
At the lower end of closed sales, the least expensive home transaction was at 53-4224 Akoni Pule Highway in Kapaʻau, which sold for $382,000 from a list price of $399,000. The lowest land sale was a 46,800 square foot parcel at 56-619 Hoopai Trail in Kohala Ranch, closing at $297,500, matching its list price.
This segment of the Kohala Coast continues to offer a range of opportunities defined by space, privacy, and land ownership, distinct from the resort-centered markets further south, yet closely connected within the broader North Hawai‘i landscape.
Analysis: The North Kohala Market Snapshot shows us that it stabilized in the second half of 2025, with both inventory and sales volume for homes and land holding steady through the fourth quarter. Pricing outcomes reflected a measured but responsive market, ranging from properties closing at or near list price, particularly in the land segment, to select homes achieving significant premiums, such as the Kohala Ranch sale well above asking, while more price-sensitive offerings saw modest negotiation.
